The havelinas are hiding; the elk have finished their hollering and now the Kingfishers are coming thru every morning in large flocks. When it comes to selling a home there are certain things that a seller can fix up to increase the home's allure. But there are also things that won't really help the home to sell and a seller should be able to distinguish these things from each other. The best way to look at these things is to realize what needs to be fixed in order to make the home sellable and what could use fixing to improve the look of the home. Buyers will notice things that should have been fixed before the showing and were not and that can reflect badly on a home and that can kill a show rather quickly.
It may be difficult to do so, but ask yourself what you think "needs" to be fixed and make a list of the results. Then ask your realtor to make one as well, compare the lists and see what the results are. If things appear on both then those are a good place to start. You should put a fair amount of credence in the things on your realtor's list as they have certainly been asked to do this kind of thing before and their list will be based on what is necessary to the sale of the home. Unfortunately many people mistake necessary fixes for improvement fixes. If things are broken and not working then they can't be classified as price improving augmentations.
Once the major things are taken care of and working properly is the time to start in on improvements that will increase your asking price. This is where the cosmetic aspects of the home come into play. Changing the paint, wallpaper and flooring can dramatically change the look of a home and by default, the asking price. Cosmetic fixes are great eye-catchers but should not be relied on if major structural or everyday use items are in disrepair. The process of preparing a home for sale is a process that needs to have special attention paid to it at every step. It is easy to overlook something that buyers will see as fairly major. Pay attention to detail and try not to miss anything and the sale should be much smoother.

Navajo County was formed on March 21, 1895, as the final act of the Territorial Assembly before it adjourned at midnight. What is now Navajo County was first included in Yavapai County, but in 1879, the area was added to the newly formed Apache County.
By the time it became Navajo County, the railroad had crossed the county for more than a decade, and North America's third largest ranch, the Aztec Land and Cattle Company near Holbrook, had been established. Backed by Easterners, Aztec bought 1 million acres of land from the railroad at 50 cents an acre. A company, known as the Hashknife Outfit because of its brand, brought 33,000 longhorn cattle and 2,200 horses into northern Arizona from Texas. The county seat, Holbrook, was founded in 1881.
In the north is Kayenta, founded in 1909 as a trading post, and now the gateway to the Navajo Tribal Park at Monument Valley and a thriving Navajo community. Farther south is the Hopi Indian Reservation, which is completely surrounded by the Navajo Reservation. The Hopi Pueblo of Oraibi is one of the oldest continuously inhabited settlements in the United States.
Almost 66 percent of Navajo County's 9,949 square miles is Indian reservation land. Individual and corporate ownership accounts for 18 percent; the U.S. Forest Service and U.S. Bureau of Land Management together control 9 percent; and the state of Arizona owns 5.9 percent. All of Navajo County is an Enterprise Zone.
Today, Navajo County's principal industries are tourism, coal mining, manufacturing, timber production and ranching.

Fish in Your Pond Over the Winter?

Over-wintering Fish and Koi Ponds.
Winter is a period of transformation in the garden, when plants release their foliage in preparation for the ravages of winter and the growth rate of everything else (including weeds!) seems to take a well earned break. It can also be a time of inactivity for us in the garden, providing us with the opportunity to take stock of how our garden has performed and developed in the preceding months, earmarking changes for when spring time comes around again.
We could also be forgiven for thinking that our pond can be left alone to 'rest' in its apparent state of hibernation during the winter months. In fact, pond fish can be so well hidden in an overwintering pond that we could easily forget about their existence, that is, until they magically reappear in the spring.
To a certain degree, a laissez-faire approach with our pond may be justifiable in the winter, as there is little that fish require from us over this fallow period. However, there are a few simple measures we can take to ensure that, even after the harshest of winters, our fish are there to greet us in the springtime.
What actually goes on in a pond through the winter?
Fish:
The vast majority of pond fish (goldfish, koi, comets, shubunkins and orfe) are related to the carp and have been overwintering in our climate very successfully for hundreds of years.
Fish are cold blooded, which means that they take their body temperature from that of the surrounding environment. When it is warm, they are active, feeding, growing and producing the waste to match. The reverse is true as the water temperature drops. As long as the drop in water temperature is gradual as it usually is between summer and winter, lagging slightly behind the reducing air temperature, then our fish should adapt to what for them is a quite natural phenomenon. They have no choice in the matter and respond to cooling water by a drop in activity as their metabolism slows right down.
A carp's physiology is geared to overwintering and this physiology has been inherited by their ornamental cousins. The shortening daylength as winter approaches causes pond fish to prepare for winter before it arrives, feeding in excess (whenever possible) to store sufficient energy to survive the winter. The onset of cold weather may come as a shock to us, but our pondfish, unbeknown to us, have been preparing for this testing period for months.
As soon as the water temperature drops below 8oC, fish become relatively inactive, drop to the bottom of the pond, not to feed again until the temperature rises above 8oC in the spring. During this lengthy period of inactivity, we can intervene to ensure that any risks to their health and well being are reduced.
The Pond.
Ideally, a pond should be at least 3 feet deep. This provides pond fish with sufficient depth of water in which to be insulated from the freezing air at the pond's surface.
A remarkable phenomenon occurs to water when it cools. Usually, the density of a material increases as it gets colder and this is true for water, but only down to 4 degrees C. Between 4 degrees C and freezing, the water actually gets less dense and floats above the denser 4-degree water, eventually to form ice if the air temperature drops below freezing. Our pondfish take full advantage of this phenomenon by sitting on the pond bottom. In very still and deeper water, quite a stable boundary can form between the less dense 0-4 degrees C water and the denser warmer water.
Water quality (and particularly clarity) is likely to be at its best in a pond during the winter. Reduced feeding and metabolic rates of 'hibernating' pond fish mean that ammonia production is likely to be negligible in a wintering pond. This will not burden a pond filter (which is also relatively inactive at these temperatures) and the fish are not likely to experience ammonia or nitrite problems.
Pond water is also likely to be at its clearest in winter as the cold water retards the growth of suspended single celled algae that can cause green water. The cold water will also hold relatively high levels of dissolved oxygen and as all of the oxygen consuming organisms (bacteria, protozoa and fish) are metabolising at a reduced rate, their need for oxygen is also reduced.

I know it has been very hot! But the snow is on the way and for what it is worth, our monsoon has been wonderful. Daily for the last week we have had fantastic rains pounding the mountains and bringing everything truly to life. The grounds are saturated and the tree bark is black with moisture the way it should be.

Pinetop 1905 - The Cost at Babbitt's Store

Bet ya didn't know that in 1905 that the only local store for the White Mountains was in Holbrook and the cost for a pair of boots was $4.75. Chocolate was .25 cents a pound while 100 pounds of flour cost $4.00! If you need to make some new shirts for your boys you were looking at .12 1/2 cents per yard for flannel cloth or you could just buy a pound of bacon for the same price instead.
If you needed a coffin from the best coffin maker around then a bottle of whiskey would do it. Back then on the weekend for fun, the young men would 'go out on Blue Ridge and round up wild burros on foot and run them. In those days [they] we didn't have any horses.'

MSN Money declares White Mountains of Arizona in the top 10 emerging second home markets in the nation!! 10 new car dealerships and many new homes of all different sizes will be going in on the Penrod extension from Highway 77 on the south side of Highway 60 heading to Lakeside.
The Show Low Creek Bridge has plans to be rebuilt in early 2007.
Very exciting, the Great Lakes Aviation group is now a part of our community with a 19 seat Beechcraft shuttling passengers to and from Phoenix. According to the Maverick, published and written by Kevin Birnbaum, the Tejido Group is going to provide Show Low with a plan. A plan that will help residents and visitors feel even more proud about our Main Street, the Deuce of Clubs, of Show Low.
Currently Highway 60 is the Main Street cutting through our wonderful gateway village to the rest of the White Mountains, namely Pinetop-Lakeside and points further north like McNary and Sunrise Ski Resort. In the center of Show Low we have the attractive town square with a statue of two men playing cards, specifically the game of Show Low. Whomever shows the lowest card wins the pot: a gal and what later became the Town of Show Low. The low card was, of course, the Deuce of Clubs - our main street.
The Tejido Group support is exciting because they have helped many small villages like ours find more grant money in order to grow properly and attractively.
